Interior Tasks to Prepare Your Home for Sale:

Curb Appeal makes a difference, when Selling your Home so here are some great ideas to make your home more appealing when listing your home.
SPRING: Spring can be gray and rainy so add some color with flowers or shrubs that bloom in the Spring. Even a colorful pot of flowers on the porch will help. Make sure you do a Spring Clean-up around the yard, clearing up any dead debris, papers or whatever else has accumulated over the winter months. Repair any sidewalk cracks or other exterior damage that winter may have happened over the winter.
SUMMER: Keep your lawn watered. A green lawn means more green in your pocket. Trim your landscape so it looks well maintained. Most importantly, don’t let your bushes hide the best features of your home. A well manicured exterior helps set the great expectations of what’s inside. Make sure windows are clean to let in lots of light.
FALL: Add some colorful fall flowers, pumpkins, etc. to add color to the front entry. Keep your leaves raked, which will keep the outdoor greenery looking fresh longer. If you have a fireplace in the home, set the scene by lighting a cozy fire or light spice scented candles to make it feel warm and welcoming.
WINTER: Keep your pathways clear. Shovel and de-ice all sidewalks and porches for easy exploration. Don’t go overboard with Holiday decor. Keep it simple using greens and festive colors. You want to honor your faith, but don’t want it in people’s faces when they enter your home for viewing. A plate of freshly baked cookies will make the home smell wonderful and leaves a unique touch for the Buyers to remember your home as special.

If you are Selling your home or planning to sell in the future, there are things you can do that will attract buyers and make your home more marketable. Here is a list of things for you to consider. Some are rather expensive or may be impossible for your home, but even if you are only able to do a few of them they are helpful to consider:
Home Office Space: Because of modern technology, more people are able to work out of their homes. Update your own office space, or create a space in your home to show the potential of having a home office.
Master Suite: A Master bedroom with its own bathroom has become an expected amenity. If you don’t have one, do what you can to amplify storage space in the bedroom to make it more appealing.
Family Room: Make your family room/living room a comfortable open space with natural lighting so it’s the perfect space for family and friends to gather.
Kitchen: This space can make or break your home. A kitchen remodel with a reasonable budget for materials and design will help increase the value of your home.
Bathrooms: An update on an old, dingy bathroom that is simple and clean would also help the value when selling. Too few bathrooms can also be a problem. If possible, there should be at least one bathroom on each floor.
Windows: On average, your home looses 30% of your energy through the windows. If your windows are in bad shape, you may want to consider upgrading their to more energy efficient windows.
Basement: A basement adds a major value to your home. If you have one, creating a functional space with good lighting for office, playroom, media room or spare bedroom, can be most helpful in increasing buyer appeal.
Deck: Outdoor living space is another premium when selling your home. The addition of a deck can add up to 76% return on your investment. They are generally not that expensive to build and adds another living space to your home.
Landscaping: Cleaning up the yard by adding some professional landscaping with color can add a lot to the curb appeal of your home. A yard with overgrown shrubs that are poorly maintained aren’t appealing to anyone.
Paint: A few coats of paint is one of the easiest and cheapest ways to update your home. If you are selling, keep the colors light and neutral so buyers can visualize their things in your living space. Use pillows and accessories to add color.
Additions: If you should decide to build an addition onto the home to allow more living space, it is important that you choose materials that will blend well with the existing home. Carry over the design elements from the original home in order to create a flawless transition.
Exterior: Put your best foot forward by creating exterior curb appeal. Make sure your roof, exterior paint, siding and garage doors are all in great shape to create a lasting impression.
